A prominent corner site provides a perfect location for an estate agency at the centre of their specialist market. The building had been severely neglected, and the basement while offering a large proportion of the floor area was unusable due to poor head height and lack of light and ventilation.

The entire building was refurbished providing two loft apartments on the top floor and roof mezzanine, offices on the first and second floors, with Stirling Ackroyds’ estate agency on the ground and basement.

To produce a good quality space in the basement, the ground floor was raised and a slot cut along the south side for the staircase and to allow light and into the lower floor. Raising the floor has the added advantage of placing the sales floor above ground level, making this area more visible from the outside, and offering better views out.

The window displays were designed to produce a highly visible tableau at day or night with the large images designed to catch the eye of passing motorists and backlit projected signs that glow at night.
