Building in complex historic areas where new buildings must deal with a bewildering array of inherited issues demands sensitivity and determination to achieve the best possible outcome. Good design can be the most effective tool to unlock the potential to create an optimum solution and a piece of architecture that is welcomed as a positive addition to a cherished environment. This mixed use development occupies a tightly constrained site to the North of Broadgate. Set within a conservation area the property runs between two streets in an L shaped configuration. A strategy was developed to create two effectively separate buildings- one purely commercial, the other a mix of leisure, live work and residential. The design solution is to use a modern language of cast terracotta panels that echoes the masonry of the surrounding buildings, while finely engineered glazed oriole elements produce the transparency and light of modern accommodation while adding useful extra floor area. built area : 15000 sqm
